This extensive Margarity home remodel was completed using a carefully planned two-phase approach, allowing the homeowners to remain in the property throughout the renovation process instead of relocating.

The strategy ensured minimal disruption while maintaining steady progress and efficient execution across all stages of the project.

The first phase focused on remodeling the second-floor hall bathroom. The space was expanded and its functionality significantly improved by incorporating an adjacent closet into the bathroom layout.

During the second phase, the homeowners relocated to the upper floor, allowing work to begin on the master bathroom and additional living areas on the first floor.

This phase involved a comprehensive renovation designed to enhance comfort, usability, and the overall aesthetic of the home.

• Complete master bathroom remodel to create a modern, functional, and inviting space
• Relocation and expansion of the walk-in closet to improve storage capacity and usability
• Replacement of three large living room windows with a sliding door system and additional windows to increase natural light
• Replacement of two fireplaces
• Installation of solar skylights from Velux, qualifying for a 26% federal tax credit
• Upgrade of the screened porch, including new screening, railing, and acrylic corner panels for improved durability and visual appeal

The project was developed in collaboration with Lorena Checa AIA LEED AP of CHECA Architects PC, Washington, D.C., who provided the initial design concept and defined the scope of changes.

Based on this vision, detailed drawings and technical plans were created. Adjustments were later made to the master bathroom layout to align with the client’s budget requirements.

As with most remodeling projects, several challenges arose במהלך construction, along with client-requested changes. Successfully adapting to these conditions while maintaining workflow efficiency was an essential part of the process.

The final outcome reflects a well-executed renovation that combines modern design, improved functionality, and high-quality finishes. The refined selection of materials and décor, chosen by both the homeowner and architect, enhances the overall result and brings the entire project together.
